      SPECTACULAR LLANDUDNO
      This enclave is located on the Atlantic side of Cape Town, and is surrounded by the Table Mountain National Park. Llandudno is one of the most exclusive suburbs in South Africa. If you are looking for a spectacular and tranquil setting only 20 minutes from Cape Town, then this is it.

      There are no shops, hotels, or restaurants in Llandudno, only 300 homes. Yet civilisation is minutes away. Its 5 minutes drive to shopping in the quaint fishing village of Hout Bay, 10 minutes to excellent dining in Camps Bay, 20 minutes to the tourist attractions of Cape Town and 40 minutes to the Cape Town International airport.

      BRIGHT, MODERN SPACIOUS HOUSE
      The house is located within walking distance to the World famous Llandudno and Sandy Bay beaches.
      All living rooms and bedrooms face west and have uninterrupted ocean views. Some rooms also offer views of the surrounding mountains (Little Lions Head or Table Mountain). Whales, dolphins and seals are all seen regularly.
      The house incorporates many natural colours and materials such as balau wood and birch, sandstone, quartzite and travertine.
      Stainless steel and aluminium contrasts well with the natural finishes to give the house a very modern look. The house is grounded with natural sandstone rocks, granite boulders and gravel.
      The modern and minimalist style is reflected in the furniture, decorations, paintings and artwork which all compliment the house well.

      LIVING
      The open-plan living area (150 m2) consists of a living room, a lounge, a dining room and a large kitchen, all with ocean views and direct patio access.
      Glass sliding doors open from the living area onto a large (75 m2) west-facing patio. The patio is furnished with teak tables and chairs and has retractable pergola for sun and wind protection and is ideal for outside dining or entertainment offering spectacular views of Sunset Rocks and Atlantic Ocean.
      The state-of-the-art kitchen is equipped with the full range of AEG and Siemens appliances: dishwasher, microwave, coffee machine, gas hobs, etc. The kitchen is not only an entertainers dream but is a dream with a view.
      The house has a separate laundry with a washer and dryer.
      SLEEPING

      Two master bedrooms are located on the main level. Each bedroom has its own dedicated en-suite bathroom and separate dressing room. One master bedroom has a king size bed and TV and the other a queen size bed. Both master bedrooms feature separate dressing rooms that could be used to sleep infants or a small child. Glass sliding doors lead to your private ocean-facing patio. The large bright en-suite bathrooms feature travertine floors, double basins and electric towel rails.
      A third bedroom has a queen size bed, a smaller en-suite bathroom and is located on the lower level. This bedroom has its own private patio with pool access.
      The forth bedroom or office is located upstairs and has 2 ¾ size beds and 360 degree panorama views of the ocean and surrounding mountains.
      The TV room adjacent to one of the master bedrooms has 2 sleeper couches and can function as a fifth bedroom for overflow guests or children, plus it has a large flat screen HD TV, PVR, DVD player.

      11 m lap swimming pool with solar assisted heating and thermal cover allows for swimming most of the year. A separate covered pool terrace and outdoor shower round off the pool experience.
      Beautiful front and rear garden with mostly indigenous plants.
      Cleaning provided three times a week. Additional cleaning available upon request at R200 / day.

      CHILDREN
      There are a number of staircases, but these are all safe for children to use. A pool cover net is provided.


      SECURITY

      Llandudno is probably the safest suburb in South Africa, as there is only a single vehicle entrance, 24-hour roaming armed response, a dedicated guard at the main entrance and at the Sandy Bay path during the day and with dog patrols at night, House has a state-of-the art alarm system.

      SUITABILITY
      Ideal for extended family living, i.e. 2 / 3 couples with children looking for a safe and tranquil seaside vacation.
